Pricing

We typically work on a fixed fee basis, so that from the outset you will know what the fees will be for your transaction.

If during the transaction there is a new development or the matter becomes more complicated than envisaged at the outset, we will discuss the change in fees with you and agree a way forward.

Remortgages

Remortgage (leasehold or freehold)

Type

Added to the above fees will be a completion administration fee of £30 plus VAT in respect of each electronic bank transfer. This is to cover the large amount of time spent on actual completion, phoning all parties, giving email instructions to accounts and the banks to check on and effect electronic payments and ensure smooth running of completion.

There will also be a fee of £9.99 plus VAT @20% for an electronic ID check per person.

The above prices do not relate to any Deputyship residential conveyancing carried out by the firm.

We set out below the key stages of a sale transaction:

  • Prepare pre-contract package
  • Send pre-contract package to buyers solicitor
  • Answer any additional enquiries raised
  • Exchange contracts
  • Answer requisitions and approve draft transfer
  • Send completion statement
  • Obtain redemption statement from lender (if applicable)
  • Completion

Purchases

We set out below the key stages of a purchase transaction:

  • Examine pre-contract package
  • Make additional searches
  • Check title
  • Raise enquiries and resolve any queries
  • Approve contract of sale
  • Prepare Report on Title
  • Exchange contracts
  • Raise requisitions on title and prepare draft transfer
  • Make pre-completion searches
  • Prepare financial statement
  • Completion
  • Pay Stamp Duty Land Tax
  • Give Notice of Assignment (where applicable)
  • Deal with registration of title

Timeframe

The timeframe for the average conveyancing transaction is between eight and twelve weeks.

Assumptions

The fees set out above assume that the matter is a standard transaction with no complexities or unforeseen matters. If the transaction proves substantially more complex or time consuming than expected, we reserve the right to reflect on our fees.

Additional fees will apply if the following are required:

  • Licence to Assign;
  • Licence to Alter;
  • Declaration of Trust;
  • Deeds including Deeds of Variation, Deeds of Covenant etc…;
  • Grant of new lease.

If the matter proves abortive, work carried out and disbursements incurred up until that point would remain chargeable.

Lisa Cornish

Lisa heads the Property Department at Gillhams Solicitors and is a partner in the firm. Lisa specialises in residential property matters including leasehold enfranchisement. Lisa has 10+ years Post Qualification Experience and her hourly rate is £375 plus VAT at 20%.

Anisha Varma

Anisha is a qualified solicitor in the Property Department and assists Lisa Cornish with all aspects of residential conveyancing. Anisha’s hourly rate is £300.00 plus VAT at 20%.
